    Whistler vacation rental hosts: BC compliance + insurance

    Since May 2025, every BC short-term rental host must register with the provincial Short-term Rental Registry under the BC Short-term Rental Accommodation Act. Non-compliant hosts face fines of up to $3,000 per day. Whistler additionally requires a Resort Municipality business licence for tourist accommodation.

    Insurance compliance is just as critical. Most homeowners do not realize their standard policy excludes short-term rental activity entirely. A single guest fire, water leak, or injury can void your entire policy and leave you personally liable for damages plus the rebuild.

    Do I need vacation rental insurance for my Whistler condo or chalet?+

    Yes. Standard home insurance does NOT cover short-term rental activity. If you rent on Airbnb, VRBO, or any STR platform, you need a vacation rental policy or a rider that explicitly covers short-term rental, host liability, and guest property. Without it, a single guest claim can void your entire policy.

    Is short-term rental legal in Whistler in 2026?+

    Yes, but it requires a Resort Municipality of Whistler (RMOW) business licence and provincial registration under the BC Short-term Rental Accommodation Act. As of May 2025, all BC short-term rental hosts must register with the provincial registry. Non-compliant hosts face fines up to $3,000 per day. Your property must also be in a tourist-zoned area; not all Whistler addresses qualify.

    Does my home insurance cover my snowmobile, e-bike, or mountain bike in Whistler?+

    Partially. Home insurance often covers theft of these items from your residence (subject to limits). It typically does NOT cover liability while operating a snowmobile, motorcycle, or e-bike on or off your property. We recommend dedicated coverage for snowmobiles, motorhomes, e-bikes, and mountain bikes, and we can place these alongside your auto or home so the whole recreation fleet sits on one renewal.
